Homes Sell Faster and Often for More

Homes may be easier to stage in warmer months when green lawns and manicured flower beds speak for themselves. Natural light encourages buyers to explore your home and backyard better than any agent could.

But, homes listed during the winter months often sell faster and for more than at other times during the year. There’s compelling logic behind that. For a start, people that can wait until spring often do so; therefore, there are fewer competing properties in winter. But, it’s not as if people stop accepting new jobs or changes in family circumstances hold off until the thaw.

You’re likely to find more buyers looking at your FSBO home than at other times; chalk it up to the laws of simple supply and demand.

Staging Still Counts, Whatever the Weather

Though there are typically fewer homes on the market in the winter months, you can’t skip the staging steps. Cleaning and clearing are most important during this season.

As always, you’ll want to make a solid first impression. Make sure the sidewalks and driveway are clear at all times and especially free of ice. Hanging winter greens and wreaths around the exterior of your home will help exponentially.

Inside your home, you’ll want to follow the same staging tips as you would at any other time of the year. Clear the clutter, rearrange the furniture to make spaces seem larger, and make sure to remove personal items.

Consider the lighting in each room, choosing warm bulbs and possibly spruce your window treatments. Adjust the thermostat, so your home always feels cozy and warm. If you have a wood-burning fireplace, consider lighting it before open houses and scheduled showings.

If you have them, pictures of the exterior in warmer months will help put anyone’s mind at ease. Don’t worry if you haven’t thought ahead on this; choose the best and show them only to serious buyers.

Most importantly, make sure the front entrance or mudroom has everything needed to keep the water and winter debris in its place – and to make potential buyers as comfortable as possible.

Consider Your Pricing Carefully

It’s easier than ever to list as a FSBO seller, but you’ll want to pay plenty of attention to the pricing of your property. Even though there aren’t as many homes on the market, you want to avoid over-pricing your house.
