Can I purchase a listing directly from my local MLS?
No. Only licensed real estate brokers have access to the service. MLSProvider.com is a team of licensed professionals with the necessary access to post listings to all of the Multiple Listing Service databases in the state of Michigan.
Why is listing on the MLS important?
More than 80 percent of all residential real estate sales are homes that appear in the MLS. By listing your property on your local MLS, you expose it to a far larger pool of buyers than you would otherwise have access to.
National real estate aggregator websites, such as Zillow, Trulia and others, pull data from some MLS databases, exposing your home to an even wider audience.
MLSProvider.com helps you get access to the MLS as an individual home seller.
Why is there a charge for an MLS listing?
The MLS charges real estate agents thousands of dollars a year to use their service. Agents pay their fees in the form of annual, monthly dues and per listing monthly fees.
An effective MLS listing also requires a certain amount of labor. There is the text description of the home to consider (important if you hope to entice buyers’ agents) and then the time it takes posting the photographs.
Our team requests a one-time fee to post information about your home on the MLS and then charges a low fee to keep the listing live and updated. These fees are a small fraction of what you would pay a full service real estate agent to list your home.
Will I be required to pay MLSProvider.com a commission when my property sells as a result of my MLS listing?
Absolutely not! You may pay a commission to a buyer’s agent, if you decide to cooperate with them on the sale of your home. Otherwise, you keep all the profits from the sale.
Will I be able to contact people from MLSProvider.com with questions or will I be on my own?
We work on your behalf as your Multiple Listing Service Consultant. As your consultant, you’ll never be alone during the marketing and sale of your home.
As part of our unique Flat Fee MLS Listing Service in Michigan we are available to answer any questions you have from marketing to closing. We will gladly refer you to an attorney to review all offers with you, to discuss any pitfalls that you might not be aware of and explain your requirements as the seller as outlined in the contract.
Does MLSProvider.com only offer listings on residential property?
We list a variety of property types, including residential, multi-family, new construction, land lots (vacant land has no monthly fee and 12 month listing period) and commercial properties.
How will interested potential buyers contact me?
That is entirely up to you. Whether you prefer to be contacted by telephone, email or text – it’s your decision. Based on MLS rules, we will list your preferred contact method in the listing so that prospects can reach you directly.
We also have an email forwarding program. When a lead is generated from one of the other websites (such as Trulia, for instance), the program automatically emails you the prospect’s contact information.
Remember, time is of the essence when returning calls to these leads.
